Full Job DescriptionObjective of the Position:Preventative maintenance on equipment, respond to work orders for plumbing, lighting, HVAC comfort, minor electrical needs and other requests. Position requires work order response status reporting and follow-up communication with office personnel as well as tenants. Professionalism and customer services is a must along with working in a team environment.Supervision Received:This position will report directly to the Chief Engineer.Supervisory Responsibilities:Ability to supervise and coordinate vendors and contractors. Ensure contracts and projects are completed in a timely manner.Job Summary:A successful candidate will be responsible for plumbing, electrical, access control and HVAC maintenance as well as any other duties assigned by the Lead Engineer. We’re looking for a professional who can take the initiative and help anticipate problems before they occur. The ideal candidate will be able to communicate effectively with tenants, visitors, contractors and vendors.Essential Functions:Detailed tasks, duties, and responsibilities that must be performed
  • Maintain the property in a first-class condition.
  • Evaluate, repair and maintain plumbing, electrical and HVAC systems in the building.
  • Communicate with facilities management about any work that requires outside expert assistance.
  • Receive and respond to tenant reports of mechanical or maintenance issues.
  • Work with tools and supplies necessary to complete projects.
  • Maintain corporate safety procedures at all times and comply with access control regulations.
  • Evacuate building in the event of an emergency.
  • Monitor utilities, electricity and water. Read meters and update tracking spreadsheets.
  • Maintain fire, carbon monoxide, smoke and other safety systems within the structure.
  • Calibrate instruments and tools required for job responsibilities.
  • Update Tenant requests and PM workorders as completed.
  • Monitor lighting systems.
  • Inventory and replenish supplies for all building systems.
  • Prioritize problems and activities
Qualifications and Skills:The knowledge, skills, and abilities to perform the job
  • High school diploma/GED required.
  • 4+ years’ building maintenance experience preferred but not required.
  • Ability to work evenings and weekends as assigned.
  • Willingness to inspect, evaluate and repair all mechanical systems of the property.
  • Must have the ability to climb heights, lift up to 60 lbs. and climb onto ladders.
  • Customer service oriented.
  • Detailed, accurate, energetic, self-starter.
Unplanned activities:
  • Respond to afterhours service calls from multiple properties.
  • Maintain campus appearance, equipment and make repairs
  • Work closely with security and housekeeping to accomplish a common goal.

He enjoys playing with his two Sphynx Cats, Cinnamon and Gnocchi and his dogs, Clover and Mulligan.
